What these transactions show about Latvia's premium house market

Methodology

• The tables and figures in this article are generated from the State Land Service transaction register and change as soon as the register publishes the next month. The introduction, trends, and methodology text are written by the NICENA team.
• The data comes from the State Land Service real estate market database, published on the Latvian Open Data Portal. Transactions are ranked by total transaction amount rather than by price per square metre — so a large property in a cheaper location can outrank a small one in central Riga.
• This article is built from 3400 house transactions registered in the cadastre in 2026. The most recent transaction included was registered in August 2026.
• The month-by-month section shows only months the register has finished reporting — currently through July 2026. A partial month is left out because its table would look no different from a full one. The annual tables, by contrast, include every registered transaction, including those later than that month.
• Houses are buildings classified in the Cadastre building classification as one-dwelling houses (class 1110) or two-dwelling houses (class 1121). Apartment buildings, offices, retail, industrial and warehouse properties are excluded even when the transaction amount is large.
• In some transaction records the building use kind is not filled in. In those cases it is read from the building's own cadastre record rather than dropping the transaction — otherwise the list would lose a substantial share of genuine house sales.
• Price per square metre usually comes from the register's own calculated field and refers to the building area, not the land plot. If that field is empty, we calculate it ourselves by dividing the transaction amount by the building area.
• Registration lags behind the transaction itself, so the most recent months may be incomplete and the list can change as new transactions are registered. The regional split — Riga, Jurmala and the rest of Latvia — follows the property location in the cadastre record. Transactions marked as deleted in the register are excluded.
